Can a foreigner buy property in Cyprus?
In the Republic of Cyprus, EU citizens may buy property freely, and a buyer from outside the EU needs permission from the Council of Ministers and is limited in how much they may buy. Property in the north of the island carries special title risks.

Land
A non-EU buyer needs a permit and is limited in how much land they may acquire.
Houses and flats
A non-EU buyer may buy one house or flat for private use, under a permit.
Buying through a company
A Cypriot company controlled by non-EU persons is subject to the same permit rule.
Limits and closed zones
- Property in the area of the island under Turkish control is a separate matter, and titles there can be disputed by earlier owners.

- Take independent legal advice, and check the title at the Land Registry, before you pay a deposit.
